ABOUT HELIOX PROPERTIES
Heliox Properties is a Clark County property management LLC — owner-operated, licensed, and bonded in the state of Washington. I started the company because I kept watching rental owners hire national firms and then chase someone down for basic answers.
The portfolio is intentionally focused: 47 doors across Vancouver, Camas, Washougal, Battle Ground, and Ridgefield. Enough to run a real operation; few enough that we know every address, every tenant by name, and every HVAC unit by make and year.

HOW WE WORK
Five-plus years managing single-family and small multifamily rentals in Clark County. Licensed Washington real estate broker. Our principal broker came from the trades — so when a furnace won't kick on or a water heater's sweating at the tank, we don't need a contractor to translate the problem.
The approach to property management is boring on purpose. Published rules, same screening standard for every applicant, a maintenance threshold the owner sets, a statement that reconciles. No upsells, no preferred-vendor kickbacks, no "processing fees" on owner disbursements.
The work is to find the tenant-owner pairing that stays together for years and then get out of the way. We don't want to be the reason a good resident has to move, and we don't want to be the reason a good landlord sells the rental and exits the market. Do the boring things well and the rest follows.

HOW WE'RE DIFFERENT
You pay the plumber's invoice. We don't add a percentage, coordination fee, or "truck charge." We make our money on the management fee.
Every number we charge is posted publicly on the Owners page. No discovery call required to learn what it costs to hire us.
One rental or ten. The pricing is the same per door. Single-home owners deserve the same responsiveness as big investors.
Emails get answered inside one business day — and we have never once let a tenant's maintenance request sit for more than 72 hours without at least a human response.
The plan is to cap around 75 doors. When the phone starts going to voicemail, the operation is too big.
