Emergencies: active leak, no heat in winter, no hot water for 48+ hours, broken exterior lock, electrical sparking or smell, gas leak, fire, sewer backup. We have someone on call around the clock.

WHAT TO DO FIRST
A lot of maintenance calls resolve in a minute. If a quick check fixes it, great — if not, submit the ticket.
Check the gas tank pilot light or the electric breaker for the water heater.
Press the reset button underneath. Turn it with the hex key (usually taped under the sink).
Check GFCI outlets in bath/kitchen/garage — one reset trips all downstream outlets.
Replace the 9V battery. If hardwired and still chirping, submit a ticket.
